The project is designed to perform better than the required Part L of the Building Regulations through;

  • We achieved less than 5 air changes per hour airtightness, which is half the required maximum air leakage for this type of building.
  • We are using a composite wall and roof product, with better than minimum U-values
  • The building is naturally ventilated to eliminate sick-building syndrome.
  • The building will be naturally day-lit with a double height entrance atrium. The lighting levels have been carefully modelled by Overy and Associates (services engineers)
  • We have designed well insulated foundations, not typical for this type of building. There is vertical perimeter insulation around the entire footprint and under floor heating
  • GGBS low embodied CO2 concrete foundations
  • marmoleum floors
